About the service

What is Pagar & Co.?
Pagar & Co. is a premium Singapore business-address and mail-handling service in Tanjong Pagar, operated by HumanLed AI Pte. Ltd. It gives a company a settled address and looks after everything that arrives there: letters, registered mail and small parcels are received in person, recorded, and notified to you, then held for collection or forwarded on your instruction. The service is deliberately narrow — the address, and the careful handling of the post that comes to it.
What services does Pagar & Co. provide?
Use of a Tanjong Pagar address for business and correspondence, and the handling of what arrives at it. In practice that means: post received in person and matched to your company; the envelope photographed and the item recorded on receipt with the date, time and carrier; notification by email and in a secure client account; collection in person by appointment; optional forwarding, locally or overseas; and registered mail and small parcels signed for and held in the same workflow. Whether the address can also serve as your company’s address of record is confirmed case by case before onboarding.
Who is the service for?
Companies that need a credible Singapore address without taking a lease. Typically that means newly incorporated companies, overseas businesses establishing a presence here, consultants and small teams who would rather not put a home address on invoices, contracts and public filings, and established businesses with several entities to keep in one place. It is not for anyone hoping to obscure who is behind a company: every client is verified, and verification is a condition of holding the address.

Three terms that get used interchangeably

Registered office, business address and virtual office are not synonyms, and the difference matters when you are deciding what you need. In short: the first is a legal status, the second is presentation, and the third is a commercial bundle.

The address

Where is Pagar & Co. located?
At PS100, 100 Peck Seah Street, Singapore 079333, in Tanjong Pagar — a working commercial quarter within Singapore’s central business district. These are real, staffed commercial premises, not a post-office box and not a mailbox at a remote depot, which is why post can be received by a person and signed for. The address as you will use it is released to you on activation.
What is the difference between a registered office address, a business address and a virtual office?
A registered office address is a company’s address of record: the address a Singapore-incorporated company files with ACRA, at which official correspondence is served on it and at which statutory registers may be kept. It carries legal requirements. A business address is simply the address a company presents to the world — on its website, cards, invoices and proposals — and carries no filing consequences of its own. A virtual office is a commercial package rather than a legal category, usually bundling an address with call answering, meeting-room access and sometimes desk time; the address is one component of it. Pagar & Co. provides the address and the handling of everything that arrives at it. Whether it can serve as the registered office for your particular company is confirmed with you before onboarding rather than promised on a web page.

Mail and parcels

How does mail handling work?
Post is received in person at the premises and matched to your company. The envelope is photographed and the item recorded on receipt, with the date, the time and the carrier that delivered it, and you are notified by email; the same record appears in your client account. Items are then held securely until you say what should happen to them — collection in person by appointment, or forwarding. Registered mail and small parcels are signed for and go through the same workflow. Nothing is opened unless you have asked for it to be opened, either as a standing instruction or item by item.
Can mail be forwarded?
Yes, on request, to an address you nominate, in Singapore or overseas. You can set a standing instruction so that everything is sent on automatically, or decide item by item as things arrive. Forwarding is charged at the carrier’s cost together with a handling charge; neither has been set yet, and neither appears anywhere on this site until it has been.
What happens to government or court mail?
It is treated as time-sensitive. Correspondence that appears to come from a government body, a regulator or a court is flagged on receipt, escalated to a person rather than left in the ordinary queue, and notified to you promptly. It is released only to you or to someone you have authorised, and it is not opened unless you have instructed us to open it. What arrived, and when, is recorded — which matters if a deadline is ever in question.

If something official arrives

We record what arrived and when, flag it, and get it to you quickly. What we cannot do is tell you what it means or what to do about it — that is not our role, and it would not be safe for you if we tried.

If a notice, a demand or a court document is served on your company, take it to your corporate secretary or a lawyer without delay. Time limits can be short, and they are not extended by the document having arrived at a service address rather than at your desk.

Applying and onboarding

Can I sign up today?
Not yet. Pagar & Co. is preparing to open, applications have not been opened, and no address can be activated today. You can register your interest in the meantime: it places you under no obligation, creates no account and activates nothing, and it means you receive the launch details and the schedule of fees before they appear anywhere else.
How does onboarding work?
In five steps. You enquire and tell us what you need. You apply, and we ask for the documents needed to verify your company and the people behind it. An authorised person reviews the file and decides it. Your terms and fees are then set out in writing for you to accept. Payment is settled, and only then is the address released and the arrangement activated. There is no route from an enquiry to an active address that skips the human review or the settled payment.
What documents are normally required?
Normally: identification for the individuals behind the company, together with proof of their residential address; the company’s incorporation details or business profile; and, where somebody acts on the company’s behalf, evidence of their authority to do so. Treat that as what is usually asked for rather than a final list — what is actually required depends on how your company is structured and on the checks that apply to it, and the list is confirmed with you during onboarding. Nothing is requested at a point where the answer could not affect the outcome.
How long does onboarding take?
Mostly it depends on how quickly complete documents reach us. Once everything is in hand we would expect it to be a matter of days rather than weeks, but that is an expectation rather than a promise and it is not a service level. An application that raises something a person needs to look into properly will take longer, and we would rather take the extra day than hurry a decision that has to be right.

Privacy and data

How is my information protected?
Your record is held in access-controlled systems where each client can see only their own data and access is denied unless it has been expressly granted. Documents sit in private storage and are reached through short-lived links rather than public web addresses. Identification numbers are not held in full in readable form. Every action taken on your file is written to an audit record that cannot afterwards be edited or deleted, by anyone. Compliance decisions are made by a person, not by an automated process. These are the protections in place; we make no claim of certification, approval or guaranteed compliance, and we would rather describe what we do than claim a standard we cannot evidence.
Is my identity document kept private?
Yes. Identity documents are held privately, are never published, never shared for marketing and never visible to other clients, and are used only to verify your application and to meet the obligations that apply to us. They are not sent to an external AI model by default: personal data is minimised or redacted before any external processing, and a transfer overseas is assessed before it happens rather than afterwards. Documents are kept only while there is a legal or business reason to keep them, and the retention schedule will be published in the privacy notice before the service opens.

What we do not claim

It is easy for a service like this to imply an approval it does not hold, so it is worth being explicit. Pagar & Co. does not claim to be ACRA-approved, government-approved, licensed, regulated, PDPA-certified or “fully compliant”. Where a permission or a registration is still being confirmed, this site says so rather than papering over it.

What we do claim is narrower and checkable: the protections described above are built into the system, compliance decisions are made by authorised people, and anything not yet settled is marked as not yet settled. How personal data is collected, used, kept and disposed of — and how to reach us about it — is set out in the privacy notice.

How does Pagar & Co. use AI?
For routine processing, and nothing beyond it. AI may read and extract information from documents you have submitted, compare them against what the record already holds, identify what is missing or inconsistent so that we ask for it once, summarise and classify so that a reviewer starts from an ordered file, raise preliminary flags for a person to consider, and help classify incoming post and prepare your notifications. Final decisions on identity verification, sanctions screening and compliance are made by authorised people, never by AI. That boundary is built into the system rather than merely stated: an automated process has no way to record such a decision, so it cannot make one. AI does not stand in place of professional judgement.
What is HumanLed AI’s relationship to Pagar & Co.?
Pagar & Co. is the client-facing brand; HumanLed AI Pte. Ltd. is named as the operator, and HumanLed AI is also the principle the service is run on — AI-assisted, human-governed. Automation handles repetitive administration so that people can spend their time on judgement, on relationships and on the business itself. The exact entity and trading wording is still being confirmed, and until it is, this site makes no claim of licence, approval, registration or regulatory standing of any kind.
